What gets checked
- Tenant shares plus the landlord's vacancy share equal the recoverable pool exactly.
- Tenant shares never exceed 100% of the building, and leased area never exceeds total leasable area.
- Each tenant's balance equals share plus admin fee minus estimates paid.

How it works
- Enter the property. Type the total leasable square feet, the period, and the admin fee percentage if the leases have one.
- List the expenses. Add each expense category and mark the ones that are not recoverable so they stay out of the pool.
- List the tenants. Add each tenant's square feet and the estimates they paid. Enter a fixed share percentage where a lease sets one.
- Review and export. Each tenant's share, fee, and balance is shown with the checks. Download Excel or CSV, or print a statement.
Worked example
A 20,000 sq ft strip center with $90,000.00 of recoverable expenses, a 10% admin fee, and 2,000 sq ft vacant.

Questions
Who pays for vacant space?
In this calculator vacant space stays with the landlord: tenant shares are based on total leasable area, not occupied area. Leases differ, so compare the method with your lease terms.
How are pennies handled?
The pool is split with the largest-remainder method, so every cent is assigned and the shares add up to the pool exactly instead of drifting by rounding.
Can a tenant have a fixed share?
Yes. Enter the fixed percentage from the lease and it is used instead of square footage for that tenant.
Is anything uploaded?
No. The numbers are kept in this browser on your device and are never sent to a server.
