What the workbook will hold
The workbook is a layout to fill in. It holds values only and has no formulas, so it does not calculate. The owner statement generator opens the Ledger sheet, works out the totals, the management fee, and the closing balance, and shows the checks it ran.
What gets checked
- Before the download starts, the finished workbook is read back in your browser: its sheet names, each header row, and each row count are compared with what was asked for.
- The workbook holds values only. No cell contains a formula.
How it works
- Answer the questions. Type the owner, the property, the number of ledger rows, and the period. Everything except the row count can be left blank.
- Build the workbook. The Excel file is put together in the browser, read back to confirm its sheets and row counts, and downloaded.
- Fill in the ledger. Enter one row per transaction with the date, a description, the amount, and the type: Income, Expense, or Distribution.
- Calculate with the tool. The template does not calculate. The owner statement generator opens the Ledger sheet, works out the totals, the fee, and the closing balance, and shows its checks.

Questions
Does the template add up the statement?
No. It is a clean layout with values only and no formulas. The owner statement generator on this site opens the filled-in Ledger sheet and calculates the totals, the management fee, and the closing balance, with a second pass that checks the result.
What goes in the Type column?
One of Income, Expense, or Distribution. Distribution means money paid to the owner. Those words are what the owner statement generator looks for when it opens the ledger.
Is it really free?
Yes. There is no sign-up and no limit on how many templates are built.
