This tool is independent. It is not affiliated with, endorsed by, or sponsored by Airbnb, Vrbo, or any other short-term rental platform. Platform names are used only to describe the exports people bring to it.
What gets checked
- Every report row ties: gross earnings, fees, cleaning fees, taxes, and adjustments, added or subtracted as mapped, equal the payout amount. Rows that do not tie are listed with the difference.
- Every report row is in exactly one payout, and each payout is the sum of its rows.
- Every match is the same amount to the cent, inside the date window, and no payout or bank deposit is used twice.
- A payout or deposit with more than one possible pairing is reported as ambiguous and is never matched automatically.
- Matched plus ambiguous plus unmatched equals all payouts and all bank deposits considered, by count and by amount, added a second way.
- Matched payouts equal matched bank deposits, and nothing listed as unmatched has a same-amount partner inside the date window.
- Every row with data was read. A row that could not be read is listed with the reason and the result is marked not verified. That includes a report row that has an amount but no payout date, unless its amounts are exactly the column totals of the rows above it.
How it works
- Open the two files. Drop the payout or earnings report (.csv or .xlsx) exported from the short-term rental platform in the first box and the bank statement export in the second. Both are read in the browser.
- Check the column mapping. Columns are matched from the header words: reservation code, payout date, gross earnings, fees, cleaning fees, taxes, adjustments, and payout amount, plus the bank date, description, and amount. Any choice can be changed, including whether an amount is added or subtracted.
- Reconcile. Each row is tied out, rows are grouped into payouts by payout id or payout date, and each payout is matched to one bank deposit of exactly the same amount within the date window (5 days unless changed).
- Review and export. Matched, ambiguous, and unmatched payouts and deposits are listed with the verification certificate. Download Excel or CSV, or print.
Worked example
A made-up report with four reservations, where fees are subtracted and cleaning fees and adjustments are added. The bank statement shows deposits of $1,133.50 on March 4, $341.00 on March 10, $341.00 on March 11, and $900.00 on March 20.

All four rows tie. Grouped by payout date there are 3 payouts totaling $2,048.90. The March 2 payout of $1,133.50 matches the March 4 deposit. The March 9 payout of $341.00 has two possible deposits, so it is reported as ambiguous. The March 16 payout of $574.40 has no deposit. Payouts: 1 matched ($1,133.50) + 1 ambiguous ($341.00) + 1 unmatched ($574.40) = 3 ($2,048.90). Deposits: 1 matched ($1,133.50) + 2 ambiguous ($682.00) + 1 unmatched ($900.00) = 4 ($2,715.50).

Questions
Which export layouts does it read?
Any .csv or .xlsx with a header row. Layouts differ between platforms and change over time, so the tool does not assume one: it matches header words and shows its choices, and every column can be changed. When the headers cannot be matched, the page says which column is missing and links to a form for requesting support for that format.
Why is a payout listed as ambiguous instead of matched?
When two deposits of the same amount fall inside the date window for one payout, or two payouts could claim the same deposit, the tool cannot know which pairing is right. It lists them together and leaves the decision to you. Narrowing the date window or filtering bank deposits by description often removes the tie.
How are rows grouped into payouts?
By payout id when the report has one on every row, otherwise by payout date. The grouping can be changed under Matching.
What happens to report rows that have no payout date?
A row with no date and no amount is treated as a note and left out. A row with no date, code, or payout id whose amounts equal the column totals of at least two rows above it is treated as a totals row and left out. Any other row with an amount and no date is listed as a row that could not be read, and the result is not verified. Under Matching such rows can be assigned to the payout row above them or left out; either choice is recorded as a warning that names the rows.
How are CR and DR and day-first dates read?
In the bank file an amount followed by CR is read as money in and one followed by DR as money out. Dates written with numbers only are read month first unless day / month / year is chosen under Matching; the choice applies to both files.
What if the report shows fees as negative numbers?
A fee or tax column that is written as negative numbers is added as written; one written as positive numbers is subtracted. The choice is shown next to each mapped column and can be changed.
Is this tool connected to Airbnb or VRBO?
No. It is independent and is not affiliated with, endorsed by, or sponsored by any short-term rental platform. It never signs in to a platform or a bank; it only reads the files you open, in your browser.
